A double close is a real estate transaction where a wholesaler first purchases a property from the seller and then immediately sells it to the end buyer, often on the same day, using separate transactions to establish a clear chain of title. A double close is beneficial because it avoids disclosing the wholesaler’s profit margin to the end buyer, maintaining confidentiality and ensuring a smooth transaction without raising concerns over the assignment fee. This approach also eliminates concerns about brokering but can involve additional costs.

EMD we charge 40% with 5% upfront NONREFUNDABLE deposit with $250 minimum. The 5% upfront deposit is credited toward the fees if the deal goes through.
